Vendor Requirements
We require the following of all our vendors that service our properties:
Vendor Insurance
All vendors must have a Certificate of Insurance with General Liability and Workers’ Compensation.
Carnahan Dexter is proud to offer our vendors exclusive insurance capabilities and resources through Liberty.
CSLB license in the correct classification
Required for any job where labor plus materials totals $1,000 or more. The classification has to match the work — a C-10 electrician can’t legally reroof a building.
Signed vendor agreement with indemnity and hold-harmless
Plus a W-9 for 1099 reporting. Note that California Civil Code §2782 voids clauses making the vendor indemnify the owner for the owner’s sole negligence, so these get drafted as comparative-fault indemnity.
